{"id":8723,"date":"2019-06-01T13:53:00","date_gmt":"2019-06-01T13:53:00","guid":{"rendered":"https:\/\/archcapital.net\/news\/arch-capital-buys-office-building-just-west-of-central-for-reported-hk-19b\/"},"modified":"2019-06-01T13:53:00","modified_gmt":"2019-06-01T13:53:00","slug":"arch-capital-buys-office-building-just-west-of-central-for-reported-hk-19b","status":"publish","type":"post","link":"https:\/\/archcapital.net\/zh\/news\/arch-capital-buys-office-building-just-west-of-central-for-reported-hk-19b\/","title":{"rendered":"Arch Capital buys office building just west of Central for reported HK$1.9B"},"content":{"rendered":"\t\t<div data-elementor-type=\"wp-post\" data-elementor-id=\"8723\" class=\"elementor elementor-8723 elementor-7114\" data-elementor-post-type=\"post\">\n\t\t\t\t<div class=\"elementor-element elementor-element-684fce1e e-flex e-con-boxed e-con e-parent\" data-id=\"684fce1e\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t\t<div class=\"e-con-inner\">\n\t\t\t\t<div class=\"elementor-element elementor-element-d530e12 elementor-widget elementor-widget-text-editor\" data-id=\"d530e12\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Arch Capital Management has agreed to acquire a commercial building in Hong Kong\u2019s Sheung Wan area, the Hong Kong-based fund manager has confirmed to Mingtiandi, with sources familiar with the acquisition citing a price of HK$1.9 billion ($242 million) for the 32-storey block.<\/p><p>The private equity firm co-founded by veteran Hong Kong property fund manager Richard Yue is purchasing 69 Jervois Street with plans to profit from the expansion of the Greater Central business district as it expands westward into the neighbourhood just one subway stop away from the world\u2019s highest office rents.<\/p><p>Arch Capital, which concluded the transaction in April, is said to have acquired the 102,177 square foot (9,492 square metre) asset, which is also known as the Tung Seng commercial building, from private entities believed to be controlled by industrialist Paul Cheung Kwok Wing, the chairman of Hong Kong-listed Kingboard Holdings.<\/p><p><strong>Buying Just West of Central<\/strong><\/p><p>\u201c69 Jervois Street is one of the few good quality, single-ownership office buildings in Sheung Wan, one of the prime, office submarkets on Hong Kong Island,\u201d sources at Arch told Mingtiandi. \u201cThe property is well-positioned, in terms of building quality and in its location, to capture a piece of the positive momentum in the Hong Kong office sector. Some asset management would further increase the income potential of this unique asset.\u201d<\/p><p>While office rentals in top buildings in the Sheung Wan area currently average approximately HK$50-60 per square foot per month, comparable buildings in Cental fetch from HK$120 to HK$160 per square foot per month, with the definition of Central having previously expanded eastward to include much of Admiralty district.<\/p><p>\u201cThe close proximity and the large differentials of the two sub-markets would continue to draw good-quality tenants, who would like to remain within close proximity to Central, to relocate to Sheung Wan,\u201d the Arch representative said.<\/p><p><strong>Squeezing More Yield Out of Sheung Wan<\/strong><\/p><p>The fund manager is paying the equivalent of HK$18,595 per square foot to purchase the 20-year-old, single-owner commercial building.
