Taimall is a 7-storey shopping center located in Taoyuan City, Taiwan, with a total retail GFA of 100,000 sqm. Situated in a fast-growing municipality, the mall has become a one-stop lifestyle destination for both the surrounding neighborhood and travelers.
Taimall has more than 300 tenants with a diverse tenant-mix, satisfying the neighborhood’s need of shopping, dining, and entertainment.
The strategy is to acquire this premium retail asset with stabilized recurring income in a rapidly growing and upgrading area, and to capture rental income uplift and capital appreciation potential through active asset management. Since the acquisition of the project, we have been making effort to optimize the tenant mix by transitioning out underperforming ones, while bringing in more F&Bs and tenants offering experiential activities.
We have also controlled operating expenses especially in utility and waste management by replacing outdated equipment for energy conservation and implementing effective recycling to lower garbage amount. We have converted the outdoor area into an iconic entertainment area including kids’ playground, skating rack, and basketball court. The new outdoor area grand opened in July 2020 and has solidified Taimall’s position as a must-go landmark in Taoyuan for families’ shopping and entertainment.
